Nicole Salmieri

Nicole Salmieri is the President for Steward + Helm, a LURIN subsidiary, and began her career as a leasing professional while studying at Rollins College. In her role, Nicole is responsible for leading and strategic positioning of the property management company, supporting over $2.5B in real estate holdings encompassing 10,000+ units in workforce/grey force conventional, affordable, SFR, new development, and tax credit sectors. Nicole serves on the executive LURIN leadership team and is responsible for scaling the property management program as the company continues to grow, while leading innovation through people, processes, and technology.

Nicole brings over 25 years of property operations, client and investment relations, and executive leadership experience to Steward + Helm and LURIN. Prior to joining Steward + Helm, she was a Vice President of Operations for Canadian-based Rhapsody Property Management Services, a subsidiary of Pinnacle Living (now Cushman & Wakefield). Before that, she served as a Vice President at WinnCompanies, the 6th largest multifamily property management company, supporting 61,000+ apartment homes and 100 clients. Nicole specializes in cultivating high-performing teams, creating efficient systems and effective procedures to improve an organization’s operating platform, and driving financial performance for distressed or underserved markets.

She is a frequent national speaker at industry events, educating attendees on topics like leadership, technology advancements, revenue generation, customer experience, and social media influence. She has held an adjunct professor role at The Georgia Institute of Technology, served on various NAAEI committees, and is the co-inventor of several industry-specific technology platforms, including a patented online leasing product, Yardi Rent Café-Affordable.
